Buying a newly-built home with the help of a house sales solicitor in Chichester

House buyers in and around Chichester may arrange viewings for various different properties before putting in an offer on the perfect property. Once a buyer has begun the residential conveyancing process, they may need to enlist the help of a house sales solicitor in Chichester.

There are many different types of properties on the market, ranging from classic Victorian houses to flats positioned above shops in the city centre. Some buyers may even choose a newly-built property which has not had any previous residents.

When a buyer decides to purchase a newly-built home, it is wise for them to ensure that the building firm is registered with the National House Building Council (NHBC) which can be done by calling the NHBC's helpdesk, or by searching for the register on the NHBC website.

Most homes are covered by NHBC, but if the property is not, the buyer should check that they will be offered a warranty from a different reputable company. If the builder uses another warranty provider, they should be able to provide full details regarding the cover.

Buyers should take into account that they will need to take out a buildings insurance policy as well as the warranty, as a warranty will only apply to problems with the construction of the building.

Once the contracts have been exchanged for the property, the buyer should obtain all of the warranty documents from their residential conveyancing solicitor. Although the home is brand new, the future resident should also inspect the property carefully for any defects.

The buyer should not move into the home until all building work has been completed and then should report any defects to the builder in writing, as well as keeping a copy of the letter for themselves.

If a home is more than two years old, it is a good idea for the home-owner to have a structural survey done. In the situation that there are any disputes with the builder, the appropriate NHBC office should be contacted in writing (if the home is registered under the scheme).

New homes in England now have to conform to a compulsory rating under the Code for Sustainable Homes (CSH). This rating is very useful to the home-owner, reflecting how successfully the home is in meeting environmental standards and helping to give residents an idea of the property's potential running costs, as well as showing the home's impact on the environment.
